Valley Ranch Town Center Nears Full Occupancy with Addition of Wells Fargo and Popular Dining Tenants

New tenants propel thriving shopping and lifestyle destination to 97% leased

THE WOODLANDS, TEXAS (March 17, 2026) – The Signorelli Company, one of Texas’ largest privately held developers, today announces five new lease agreements at Valley Ranch Town Center in New Caney, TX, bringing occupancy to 97 percent. These additions, totaling more than 11,000 square feet of newly committed space, solidify the regional hub as a premier destination for shopping, dining, and entertainment in rapidly growing Montgomery County.

Joining the more than 100 retailers and restaurants that make Valley Ranch Town Center one of the most active retail districts in Greater Houston include:

  • Wells Fargo & Company (NYSE: WFC) - Signed a 3,866-square-foot ground lease on a 1.043-acre site at 21728 US Highway 59. The branch is under construction and is scheduled to open this summer.
  • Starbucks - Signed a 2,200-square-foot lease, also scheduled to open this summer.
  • Qargo Coffee - A Miami-based premium café specializing in Italian-style coffee and pastries, signing an 1,850-square-foot lease. Valley Ranch will be one of 13 new Greater Houston locations.
  • Nick the Greek - A West Coast-based chain serving authentic Greek street food, leased an 1,800-square-foot space. This will be the company’s second location in Montgomery County.
  • Baskin-Robbins – The ice cream retailer leased a 1,350-square-foot space.

Spanning 240 acres at the intersection of Interstate 69 and the Grand Parkway, Valley Ranch Town Center offers 1.5 million square feet of dining, shopping, and entertainment options. Since welcoming its first tenants in 2016, the shopping center has evolved into a vibrant mix of convenient retail and lifestyle amenities, reflecting The Signorelli Company’s commitment to delivering in-demand services and offerings that elevate everyday living for residents.

Valley Ranch Town Center attracts nearly 12 million visitors annually and ranks as Greater Houston’s most-visited open-air shopping center, according to Placer.ai.

Valley Ranch Poised for Continued Growth

The 1,400-acre Valley Ranch mixed-use community is thoughtfully crafted as a series of interconnected districts, offering 2.55 million square feet of retail, office, entertainment, restaurant, and mixed-use space.

In addition to Valley Ranch Town Center, other districts in development include The Entertainment District, anchored by a 210,000-square-foot convention center that will add one million square feet of hospitality, retail, and entertainment space. Slated to open in late 2026, it will be the seventh-largest convention center in Texas. The Marketplace, a 188-acre, 900,000 square foot upscale shopping and lifestyle district currently in lease-up includes Village Green, a 20-acre social and lifestyle hub featuring approximately 190,000 square feet of retail space and 40,000 square feet of office space. Construction is scheduled to begin this summer, with the first buildings expected to be delivered in the fourth quarter of 2027.  Future plans include the Azalea District, a wellness district designed to serve the health and wellness needs of the area’s fast-growing population.

As part of its ongoing partnership with The Signorelli Company, the East Montgomery County Improvement District (EMCID) supports this growth by promoting economic development and providing incentives to attract businesses and top-performing tenants to the 1,400-acre community.

 The adjacent Valley Ranch residential community includes more than 2,000 single-family and 1,000 multifamily homes, with additional sections under development.

The Signorelli Company’s portfolio includes five other master-planned communities in Montgomery County. In Fort Bend County, construction is underway on Austin Point, a 4,700-acre regionally transformative satellite city at the future intersection of Fort Bend Parkway and Grand Parkway.
