Located within The Marketplace district at Valley Ranch, The Village Green will be an elevated lifestyle destination where neighbors gather and strengthen community connections through dining, retail and wellness experiences that encourage daily visits.
Combining open-air public spaces with everyday neighborhood conveniences such as patio dining, cafés, fitness concepts and boutique retail, The Village Green is designed to naturally extend visits and encourage guests to explore multiple offerings in a single trip.
The new hub will benefit from Valley Ranch’s highly accessible location, at the regional intersection of I-69 and the Grand Parkway in Montgomery County.
With approximately 190,000 square feet of retail space and 40,000 square feet of office space, The Signorelli Company envisions a curated mix of regional and national retailers, alongside aspirational brands, that together create a unique and vibrant destination at The Village Green for nearby residents and surrounding communities.

Designed to evoke a neighborhood feeling, The Village Green features human-scale buildings connected by walkable pathways and bike-friendly lanes, allowing visitors to move about easily. The adjacent nearly one-acre park adds another layer of inviting green space for enjoying outdoor recreation, family activities or simply relaxing.
The Marketplace at Valley Ranch is a 188-acre elevated shopping and lifestyle district featuring 900,000 square feet of retail space. Construction is scheduled to begin this summer, with the first buildings expected to be delivered in the fourth quarter of 2027.
Valley Ranch spans 1,400 acres and is a well-planned mix of residential communities, shopping, dining and lifestyle amenities. Nearing full occupancy is the development’s first phase, Valley Ranch Town Center, which attracts nearly 12 million visitors annually and ranks as Greater Houston’s most-visited open-air shopping center, according to Placer.ai.
Slated to open in late 2026, a new 210,000-square-foot convention center is currently under construction that will increase customer traffic and further establish Valley Ranch as a leading regional destination. The state-of-the-art facility will anchor one million square feet of hospitality, retail and entertainment space to Valley Ranch Entertainment District and is on target to be the seventh largest convention facility in the state. As host to corporate events, sports tournaments, graduations and other large-scale gatherings, future plans include space for a connected, full-service conference hotel.
Overall, the Valley Ranch mixed-use development is comprised of 2.55 million square feet of retail, office, entertainment, restaurant and mixed-use space. The adjacent Valley Ranch residential community includes more than 2,000 single-family and 1,000 multifamily homes, with additional sections under development.
The Signorelli Company’s portfolio includes five other master-planned communities in Montgomery County. In Fort Bend County, construction is underway on Austin Point, a 4,700-acre regionally transformative satellite city at the future intersection of Fort Bend Parkway and Grand Parkway.
