The Signorelli Company, one of the largest privately-held master planned and mixed-use development companies in Texas, celebrates its 25th anniversary this month. The company was founded in 1994 by CEO Danny Signorelli using 10 credit cards for start-up capital. Originally focused on 3rd party brokerage and ‘fee’ development, the company evolved over time into a vertically-integrated real estate company with dedicated divisions in land development, retail, commercial, single-family, multi-family and recreational properties.
“When I first started The Signorelli Company (TSC), I knew I wanted to develop great communities,” said CEO Danny Signorelli. “With hard work and a lot of growing pains, and certainly plenty of bumps and bruises along the way, TSC has experienced exceptional growth and success. Since its inception, the company has developed over 7,000 acres of communities filled with a range of uses and asset types. TSC’s retail division, which includes the dynamic Valley Ranch Town Center in Porter, Texas, has over 700,000 sq.ft. of stabilized assets and over 250,000 sq.ft. in leasing stages today. The multi-family division just completed the construction and grand opening of luxury apartment community, The Pointe at Valley Ranch Town Center. First America Homes, the homebuilding division of TSC, has expanded into three new markets in the greater Houston area, while the land development division acquired nine parcels across the city, creating new neighborhoods throughout the 7 counties making up the Greater Houston Market.
“It takes years to build a great track record and your track record is only as good as the people on the team that make it happen,” stated Signorelli. “We have amazing people and excellent teams, combined with proven systems, processes, and technology.” Today, TSC is able to acquire large tracts and develop each asset class within the communities they create. This somewhat unique real estate model and capability enables TSC to solve for various opportunities. While a slow-growth or underperforming market, undeveloped land burdened with challenging issues or even a gap in a market, may limit a single-asset class developer or short term investor, it does fit perfectly within TSC’s long-term, multi-disciplined model.
