New Home Sales Commence at Magnolia Springs Community in North Houston

New 665-Acre Master Planned Community Will Add 1,900 New Homes to Montgomery County

MAGNOLIA, TEXAS (Oct. 5, 2022) – The Signorelli Company announced today that their Magnolia Springs community in North Houston has begun home sales for its first phase, with the public invited to tour three model homes by prominent homebuilders, Century Communities, First America Homes and Rausch Coleman.

The development, which will span 665 acres, is located off FM 1486, just north of the future Aggie Expressway and south of Hwy 105. Magnolia Springs is expected to bring up to 1,900 single-family homes to the rapidly expanding Magnolia area, with this first phase of development including over 200 40-foot and 50-foot-wide homesites.  Phase One home prices currently range from the $250,000s to the $350,000s.

Situated less than an hour from the city’s urban core, Magnolia Springs is advantageously located within minutes of retail, dining and entertainment destinations in Magnolia, Tomball, The Woodlands and Downtown. The development also offers unique proximity to the Texas Renaissance Festival, a local favorite, and the new extension of the Aggie Expressway connecting FM 1488 to FM 1774. This proximity will provide Magnolia Springs residents with quick and easy access to other corners of Greater Houston. 

Upon completion, the community is planned to encompass over 490 acres of residential, mixed-use space and 175 acres of open green space including natural creeks and serene wooden surroundings, keeping with The Signorelli Company’s history of pioneering green markets. Children residing in Magnolia Springs will be zoned to Magnolia Independent School District which recently received an A rating by the Texas Education Agency for the 2021-22 school year.
