Maintenance Technician, Multifamily

Summary of Position:

Understands and implements the Signorelli Residential strategies related to maintain the appearance of the community common areas in a clean, orderly, and safe manner.  Prepare vacant apartment homes for new residency by completing maintenance repairs, painting, cleaning, and lock changes.  Performs various tasks associated with maintenance demonstrating the highest level of residential service with a goal to exceed expectations.  This position is Non-exempt status and reports to the Community Director and Service Manager for The Signorelli Company. 

Principal Duties and Responsibilities:

  • Cleaning rooms, offices, pool areas, hallways, lobbies, lounges, bathrooms, corridors, elevators, stairways, locker rooms and other assigned grounds to be cleaned before the office opens.
  • Assure that all exterior walkways and stairs surrounding the buildings are free of hazards. Assist in maintaining all storage and maintenance shops. Ensure proper storage of all chemicals according to manufacturing and company guidelines.
  • Report to work on time with a neat and professional appearance or, if provided by the company, a uniform with safety accessories. Be courteous and pleasant to residents and co-workers at all times.
  • Check the common areas, parking lots, trash enclosures, playground areas, pool areas and other related areas for cleanliness throughout the day. Performance is up to standard when the exterior of the property appearance and amenities are clean and always inviting.
  • Transport trash and waste to disposal area. Replenish bathroom supplies, replace light bulbs, use a broom, mop and carpet cleaning machine.
  • Operate a blower and high-pressure hoses to assist in cleaning walkway, stairways and parking areas as assigned.
  • Clean and maintain pool cleanliness and chemical management, including documentation in pool log.
  • Assist in trashing out vacant apartments, including large pieces of furniture, as assigned.
  • Adhere to and understand the safety standards that are described in the Signorelli Residential employee manual. 
  • May be required to travel to other Signorelli Residential Management communities, providing your own means of transportation unless it is an out of state visit.
  • Inform the Community Director or Service Manager of any concerns related to personal safety, resident safety, emergency situations and matters that need immediate attention. 
  • Assist the management staff with resident social activities, posting of notices and marketing materials.
  • Tools of the trade will be provided and secured at the community maintenance facility. Personal tools that become damaged, misplaced or stolen will not be replaced by Signorelli Residential Management at any time.
  • Practices proper safety techniques in accordance with Company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, Associate/guest/resident injuries or accidents, or other safety issues to appropriate individuals.
  • Other duties as assigned.

 

Qualifications, Education and Experience Requirements:

  • High school diploma or General Equivalency Diploma is required.
  • Ability to interpret a variety of instructions and demonstrated ability to read, write, and communicate effectively.
  • No previous maintenance experience is required for this position. 
  • The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.
  • Physically able to climbs numerous flights of stairs daily. 
  • Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
  • Kneeling: Frequently bending legs at knees to come to rest on knee or knees.
  • Crouching: Frequently bending body downward and forward by bending legs and spine.
  • Reaching: Frequently extending hand(s) and arm(s) in any direction.
  • Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands. Fingers are involved only to the extent that they are an extension of the hand.
  • Has means of transportation, hold a valid, state issued driver’s license and maintain liability insurance.
