CHI St. Luke’s Health has become the first health care partner for Vivacity, the medical district within the master-planned community Valley Ranch.

The health system partnered with The Woodlands-based The Signorelli Co., which is developing Valley Ranch, to address health care needs for the 1,400-acre community in northeast Houston. Vivacity will occupy 186 acres at the interchange between the Grand Parkway and Interstate 69/U.S. Highway 59.

CHI St. Luke’s called the Valley Ranch area a priority among its submarkets. The system has locations in northwest and north Houston — including a hospital in Springwoods Village that opened in January 2016— but it doesn’t have a major physical presence in northeast Houston.

“Over the next year, CHI St. Luke’s and The Signorelli Co. will explore how to best support and contribute to the vision of making world-class health care accessible and convenient in this growing market,” CHI St. Luke’s said in a press release. “This agreement allows us the opportunity for CHI St. Luke’s to be Vivacity’s first health care partner and establish a footprint in the area. As part of the due diligence process, CHI St. Luke’s will determine how to best integrate its expertise in planning and phasing for a broad range of health care services and recruiting physician partners that will offer additional patient access points that align with the needs of the community."

Last summer, Signorelli hired Thomas Wittenberg as executive vice president of the company's medical division to oversee the district now called Vivacity. The pedestrian-friendly medical district is expected to include acute care services, medical offices, life sciences and hospitality features with parks, fountains and a retail component. C

In addition to Vivacity and residential neighborhoods, the master-planned community also includes Valley Ranch Town Center, one of the largest retail centers north of Houston. The 240-acre mixed-use project will feature 1.5 million square feet of stores and restaurants. Tenants include Kroger Marketplace, Sam’s Club, Academy Sports + Outdoors, Hobby Lobby, Party City, Burlington, TJ Maxx, PetSmart, Ross and Rack Room Shoes. A 40,000-square-foot Cinemark movie theater is expected to open late 2017 or early 2018.
