The Signorelli Company Breaks Ground for Kroger Marketplace® in Valley Ranch Town Center

New Town Center is Situated Within the 1,400-Acre Master-Planned Community of Valley Ranch

THE WOODLANDS, TX – (October 30, 2015) – The Signorelli Company, a leader in real estate development in Texas and Oklahoma, has announced that Kroger Marketplace®, a ‘one-stop shopping destination’, has broken ground for a 120,000- square foot store in Valley Ranch Town Center, a new retail district inside the master-planned community of Valley Ranch. This 1,400-acre community is ideally situated at the intersection of US 59 and the Grand Parkway just north of Kingwood.

"We are excited to welcome Kroger Marketplace as the first major anchor to begin construction in Valley Ranch Town Center, a 240-acre district that will feature up to 1.8 million square feet of shopping, dining and entertainment," said Danny Signorelli, President and CEO of The Signorelli Company. "With the Grand Parkway nearing completion at the entrance to Valley Ranch, this is an easily accessible location in an area that desperately needs new retail."

"We are happy to bring the Kroger Marketplace concept to the Valley Ranch community," said Dani Murphy-Cannella, Public Affairs for The Kroger Co. "The Marketplace store will offer customers a food-centric shopping experience with chef-prepared items and pastries, Texas grown fruits and vegetables, wine, premium-cut meats, fresh seafood, and organic products coupled with home goods and décor, toys and children’s essentials, and a fuel center. In addition, the new Kroger Marketplace will help shoppers save money with exclusive coupons, fuel points, and discounted pricing for 30- and 90-day generic prescriptions plus many more deals and savings opportunities."

Sam’s Club, Academy Sports & Outdoors, and several restaurants including Chili’s, Chick-fil-A and El Pollo Loco, were the first to be announced in Valley Ranch Town Center. A cinema, which will be one of the anchors of the planned Entertainment District along with a 10,000-seat

amphitheater, will soon be announced as well as dozens of other popular stores and restaurants. Valley Ranch Town Center will be bordered by a 135-acre park called The Grove, a natural gathering place for residents and visitors.

Also part of Town Center is Texan Drive Stadium at Valley Ranch, a state-of-the-art New Caney ISD football stadium.

"Valley Ranch Town Center is at the epicenter of a market that is rapidly emerging in northeast Houston," Signorelli said. "It is a very advantageous location for retail development and leasing. It will also provide an added attraction to homebuyers desiring shopping, dining and entertainment close to home."

New homes in a variety of price ranges are being added in the new Azalea District of Valley Ranch, along with several new parks and greenspaces throughout the wooded community. At final completion, Valley Ranch is planned to include approximately 2,500 homes and townhomes and 1,000 multi-family residences.

Valley Ranch is strategically located within minutes of Bush Intercontinental Airport, Houston’s Central Business District, The Galleria/Uptown, The Woodlands, and minutes from ExxonMobil’s new 385-acre campus in Spring – making it one of the closest commutes of all of the recently announced master-planned communities.
