Area Sales Manager, Homebuilding

BUILD YOUR CAREER With one of Houston's fastest growing HOMEBUILDERS! The Area Sales Manager will report to the Vice President of Sales, and is responsible for managing sales performance, coaching, training and evaluating sales staff through daily interaction in the field. The Area Sales Manager will also work closely as a liaison with Marketing, Operations, Land Development and other operating units throughout the company to ensure accurate communication between departments.

Responsibilities:

  • Travel between communities providing intensive and on-going coaching, training and feedback to Sales Consultants in the field
  • Inspect communities and sales offices for improvement opportunities
  • Work collaboratively with community sales consultants and division management to determine sales forecasts and closing schedules
  • Review sales goals and evaluate performance against these goals at the community and individual performer level
  • Implement company marketing initiatives to help drive traffic to communities in assigned area
  • Hold weekly sales team meetings
  • Conduct market research and serve as an expert on both new and used home products in assigned markets
  • Regularly communicate with sales consultants on sales and marketing goals
  • Recognize top performers and leverage strength in a strategic fashion to promote positivity and encourage constructive behaviors
  • Continually develop training guidelines and programs for new hires and current sales staff, including mentoring and coaching to sales assistants in their community
  • Develop and maintain positive relationships with the realtor community
  • Regularly report and communicate with other departments as needed

Experience and Skills:

  • Bachelor's degree in Marketing, Business or related field preferred
  • Minimum 5 years of sales experience in the homebuilding industry
  • Minimum 3 years of experience in a Lead Sales or Sales Management role required, with a heavy emphasis on coaching and training
  • Strong time management, organizational and communication skills
  • Experience in a coaching, managing, and mentoring a sales staff in a homebuilding environment is required
  • Strong coaching and mentoring skills – must be effective at providing detailed and specific feedback to staff to equip them to meet identified business goals
  • Self-directed – takes initiative, pro-actively addresses problems and can work with minimal oversight. Must be effective at giving and receiving feedback
  • Ability to evaluate data accurately, with attention to detail, while staying clearly focused on the big picture to make business decisions
  • Ability to influence others, negotiate outcomes, and articulate action plans to sales staff, as well as, internal and external customer groups
  • Must have reliable transportation and be willing to drive to communities in assigned area
  • Knowledge of MLS and Sales Management software preferred
  • Knowledge of the finance and mortgage process
  • Experience managing 200+ sales units annually
  • Prior professional exposure to interviewing, training, and developing a metrics driven sales team
  • Demonstrated ability to coach both high and low performers in a structured and motivational fashion; comfortable role-playing
